Or revisit widening Riverside Drive from Sanatorium Rd to Wharncliffe Rd and/or Springbank Dr and Bryon Baseline west of Wonderland to Westdell Bourne. There is alot of future proposals planned for the west end like the Byron Gravel Pit project and new housing out Baseline and Westdell Bourne area. The number of new residents living out this way will dramatically increase in the coming decades and I haven't even mentioned the thousands of new homes that will be built in Mr Bridges. Delaware, Komoka, Kilworth and Strathroy which all funnel commuter traffic into London daily.

BEAVERBROOK COMMUNITY

$1-billion residential development
3,817 units in 51 buildings including 18 highrise towers.
On a 37 hectare (91-acre) plot of land at 323 Oxford St. and 92 and 825 Proudfoot Lane behind Fleetway Bowling and west of Cherryhill Village Mall.
To be built in seven blocks from 2026 to 2035:

Block 1: 10 towers, 14 to 18 storeys, 1,760 units.

Block 2: 2 towers, 14 storeys , 452 units

Block 3: 2 buildings, six storeys. 193 units

Block 4: 11 townhouse developments, 134 units

Block 5: 14 townhouse development, 174 units

Block 6: 4 buildings, 13-storey towers, 782 units

Block 7: 6 townhouse developments, two buildings 12 storeys each, 366 units


What are we talking about here? 8 thousand residents? More?

I hope this development is STOPPED until the city makes a solid commitment for the Western leg of the BRT. In a place like London that already has horrific traffic you cannot start building transit oriented development without the transit.

Alas, London is always behind the times. They build the stuff first, then figure out how to move people to/from it.

Maybe by the time this actually happens, several new councils will have come and gone, and the currently planned BRT will be up and running (if the city comes up with the money to actually buy the equipment, because apparently that isn't currently planned for). Then they can try lobbying the new Liberal government that comes in after PP leaves in shame, for the west and north legs of BRT to be funded under the massive new infrastructure stimulus bill they bring in.

But I don't think this project should be held up until BRT comes in, that's silly. We just going to turn off everything being built in the northwest quadrant of the city now?

Have no fear this is likely a 20+ year build out to complete the entire site once the first phase which is the new Mud Creek is complete in the next couple of years. Like Old Oak vision for the LPH lands they are looking at this over a 20 year period. York is likely doing the same with their Southdale and Bostwick neighbourhood. During the years they will no doubt apply for amendments to increase the number of floors and density as the new reality dictates in the years to come.

It doesn't have to be stopped until the BRT arrives but I think it should be until the City comes up with solid proposals backed by a vote in council to expediate the line with secured funding and a definite timeline.
