if you look at the rendering on the previous page with the little girl reaching up. The rough face will be vertical accents randomly set within the field of the buff colour smooth. They will be 6' tall. Its pretty cool that the rough will stick out beyond the smooth. Should create some nice shadows.


Also amazing that tyndall looks like that before they cut it.

^It is – it really looks abundantly average pre-cut. Cool how the flat surface makes it look nice. Is it being polished or sealed at all?

Looks great, will look even better when the other lots are developed.

Is the lot with the construction trailers going to be parking or is it owned by someone else?

You can tell there must have been a plan somewhere for a building directly east of the Lombard/Richardson Parkade. The east elevation the only unfinished wall of the structure.

TV can you share any insight into why Richardson went with the chosen lot instead of closer to the existing buildings? Sorry if it was discussed when this project kicked off.

There was mention they don't own all of the land adjacent to their complex. I think the lot on the south edge is someone else. I could be wrong though.

It does seem that way, and IIRC there have been proposals for that site that have been publicly floated in recent years (maybe even by you? I don't remember exactly). However, I don't ever recall seeing any kind of 1960s era Lombard Place rendering that included that end of the site. So development there must have been a long term vision.

We looked at every corner. There are bigger plans for the other sites. This is a smaller building, so I don't think they wanted to use more prime real estate for it. The function of this building can operate reasonably independently so it doesn't need to be connected. I think the thought was to begin farther out and create a anchor for the more development.

if you are passing by, check out the glass mock-up on the southern end. The gradient frit will be on that bump out and the two storey floating box that cantilevers over the street.

Lombard and westbrook sides. The back sides will be composite panel. Couldn't put curtain wall along the property line by code.

That makes me wonder how TNS1 was cleared for curtain wall on the south elevation considering that it also comes up to the property line. And the neighbour has a (theoretical, at least) plan to build a multistorey building of their own to the property line too... I wonder how that will work.

I think they have a really expensive mechanical deluge system that creates a curtain of water along the glazing if there is a fire....probably special laminated glass as well.

It's not allowed by code, but if you want to throw money at it, you can propose alternate solutions to try and convince the city.

^ That is crazy. It would be wild if TNS spent top dollar on a system like that only to have a big cinder block wall go up along the south side, blocking out all the light... assuming the Archdiocese of Winnipeg ever realizes its plan, which is a big if.
