Not a fan of this architect. Plain white minimalist shapes with hardly any windows on all his projects. I'm over this style in general, especially for residential. Some of those other projects at least have a more contemporary flare tho whereas the Winnipeg one is just...ugh.

They all look like 546 projects that were actually given a reasonable budget.

West Broadway is one of the most underrated neighborhoods in Winnipeg. I lived there for a few years in the 2000s. It's relatively quiet, and a short walk to cafes on Sherbrook, the Osborne Village, and Downtown.

In any other city, you would see a hell of a lot more infills being constructed there.

Definitely. It was pretty bad in the mid to late 90s. By 2002, I was living on Balmoral near Mostyn. I had no problems. You would see occasional gang grafitti, or gang members in the area, but not much illegal activity in the open.
The eyesore of the area was always the Sherbrook Inn. Most of the fighting or rowdiness happened there. I always went to cousins or the Nook.

I don't think they will ever give up their parking lot they wouldn't want an employee revolt unless it was somehow replaced with a parking structure.

I would love to see that area redeveloped, a mixed use neighbourhood like the plans for rail side, a mix of highrise, medium density. The West Broadway commons building across the street is a good start.

Hard to believe that used to be a somewhat larger neighbourhood with a full stadium like sports field as its primary focus at the time. Beer store and gas station, amongst other amenities too. Notwithstanding GWL is a great employer and huge asset for the city. Just wish they weren't there.

For sure! My complaint isn't that GWL exists - they employ far too many Winnipeggers for me to complain about their existence

But that prime real estate being used like that destroys my soul a little lol

- Across from the Legislative
- Beside the river
- Across the bridge from the village
- On Broadway
- In a gentrifying neighborhood

You would be hard pressed to find a better piece of real estate in Winnipeg

Lets make a deal then! We trade them 3 times more land than they have there way out by Ikea - and we get that campus to redevelop!

They're not doing much good for downtown where they are lol. And if parking is the most important thing to their employees (which... knowing Winnipeg it probably is) then they would LOVE driving an hour thru traffic to get to work and their massive sprawling parking lot!

It would even help to justify the half billion were going to spend to widen route 90!

the GWL parking lot is even more of a slap in the face when you consider how many huge, urban residential developments GWL's property arm is involved with in Toronto!

I wonder how high land values would have to get before GWL would consider selling off a large chunk of their lot for development and then build a parkade to concentrate the parking spots into a smaller space?

Was thinking about this too. With the strange fake-houses daycare and whatever complex they're building on their Balmoral land, 226 Osborne North seemingly finally happening, All Saint's apartment building, and general gentrification of WB happening... you'd think that time might not be too far off.

Honestly I'd be happy if they just developed something small on the land along Granite Way, at least to hide the parking lots behind it. Build a 1-level parking deck if needed.

Does GWL own that little triangle building at Broadway & Colony and the adjacent lot as well?

Lots of soil remediation going on at the old McNaught site. Friend of mine says that the company doing the work has poles to do soil testing.
