Like it hasn’t been done before. It would only make sense with development going on around it coupled with its low density. I do agree though that downtown need some work before rezoning Home Park.

I wouldn’t want it all high rises though. Maybe half of it, with the other half townhouses and maybe a decent sized body of water.

Portman’s Beltline Hotel, starting soon at Beltline and Irwin, you can see the spx alley in the render. Love they made a nice little pocket park here

Portman Hotel

This is by far the best design I've ever seen out of Portman.

I'm assuming by Portman you mean JPX and not Portman Holdings because that's a good design.

JPX is no longer developing this.

As long as they don't VE the crap out of this like they did the airport hotel, it's a "meh" for me. Don't love it, don't hate it.

No this is Portman Holdings, not JPX-- and its actually improved from the initial design. Any time frame on construction?

What exactly does it take?-- name a new building(s) that you do find exciting-- Atlanta or elsewhere--

JPX was NEVER developing this-- the original deal was someone else--

I love it, and I too wonder what it would take for people in Atlanta on this board, curbed, and reddit to find a building they like.

Star Metals, 760 Ralph McGill, The Interlock, The Charles are all Atlanta projects I am extremely excited about.  I really like Waldo's, even the value-engineered version.  I think 903 Peachtree and 1018 West Peachtree are potentially quite nice.  

The Portman hotel, while getting many of the prerequisite architectural cliches of the moment, is "fine".   In totality, however, just doesn't strike as anything special.  Sorry.

The occupancy rate detemines whether or not a building is "liked". All of the other BS is just opinions and reflections on someone missing out on his/her ambitions to be an architect.

I'm just sayin'

Oooh, bless your heart...

West Midtown and Midtown proper are experiencing an unprecedented building boom, but Atlantic Station, which separates the two, hasn't built a high rise office or residential building in a decade. FYI, the 10 story midrise currently under construction is not a high rise.

So what's the problem? Is it the economy? Supply and demand? Lack of rail transit? Incompetence in visionary planners?

You could take any one of the new residential high rises (except student housing) and have it constructed in Atlantic Station and the building may or may not achieve the occupancy rates in the other two districts (regardless of economics and basic supply and demand).

So is it building design that's driving occupancy rates or location, location, location? Just
