Finally some TOD for the north side of the MLK MARTA station.
Re-zoning planning permit filed:
"Rezoning of 126 Hilliard, 89 Borders Dr, and 380 Decatur Street to MRC-3 to allow for the construction a 433 unit multifamily development with ground floor commercial uses."

A few observations:
-why isn't this already zoned for dense mixed use? It's next to a MARTA station and very close to downtown. The zoning in this city is wild and it seems like it will never be fixed.
-This is way, way, way overdue. This is a prime transit-oriented location, close to downtown, GSU, memorial drive corridor, etc... hopefully this sparks some more development in the area.

Perfect spot for more housing- will be a boon to the area & help close the gap between the BeltLine and the station.

I've seen that theory floated and heard of it being used on developments in other cities. Wouldn't surprise me. And honestly, I prefer the new renders for the office and apartment towers. The base on both remains the same, but the architectural style fits together better on the new renders imo.

Also excited for the Artmore reno. My friend lives next door at 1280 and I always admire it when I stop by.

Midtown DRC meeting is a little quiet this month, two renovations.

NEW APPLICATION: 1280 Peachtree St. (Woodruff Arts Center)
Project Type: Facade improvements to the central portion of the existing Memorial Arts Building facing Peachtree St. The modifications include expanding the glass to allow views interior, a new entry vestibule, and new façade lighting. The new interior spaces include a new Goizueta Stage for Youth and Families and a public play space programmed via Atlanta Symphony Orchestra and Alliance Theatre. No other changes to the site are in this phase; however, the next phase is intended as a site campus refresh.


UPDATED APPLICATION: 70 3rd St. (Centennial Tower)
Project Type: Alterations of the existing ‘Centennial Tower’ at the western edge of 3rd Street adjacent to the highway and currently closed pedestrian tunnel. The proposal includes interior renovations of the 1,810 SF cylindrical base building and various modifications with applied signage to the existing 123’ tall torch structure. New fencing and entry gate are proposed facing 3rd St. and along the alley.

THIS PROJECT INCLUDES A 4/5 STORY SPLIT BUILDING WITH 187 UNITS

This phase is called "North Block" and is a separate phase from "Boulevard North," which is a block south and across the street.

Fair enough, but I'm excited to see these popping up in low density areas. The block is currently mostly empty lot, with parking and a one story building. So much of the westside of Atlanta is severely underdeveloped, and 5-over-1 density is a great start.

Land development permit filed for townhomes at 1560 Flat Shoals. Southeast of EAV.

This looks to be a commercial component next to the 13 townhomes, which are already under construction.

Commercial land development permit filed for Atlantic Station hotel.

301 17th street
Atlantic Station Dual Brand Hotel - TAPESTRY AND TEMPO
The proposed project is an 8-story hotel within the existing Atlantic Station development. The building will have an associated parking garage below the street level. Two hotel brands, Tapestry and Tempo (both owned by Hilton), will occupy the building and have a total of approximately 283 guest rooms. The below street level parking garage is three stories, levels P1 to P3, with P3 being the ground level. The parking garage is planned to be valet only and has approximately 245 spaces. The project also includes utility service and site improvements according to the City of Atlanta and Atlantic Station.

Previously a 8 story Springhill Suites hotel was proposed here by the same development group.

Agree 100%. It's not realistic to expect architecturally appealing, 10 story residential buildings in a neighborhood like this. This is far better than a derelict parking lot.

This is the lot that connects over to Parkway if I recall correctly.
