Project Description
The West Broadway Commons, at 175 Colony Street, is a joint venture project of UWCRC 2.0 and All Saints Anglican Church.

The West Broadway Commons will provide 110-unit, mixed-income apartments, with over 3,000ft2 of street-level commercial space.

The project embraces cultural diversity and social inclusion and has several priority objectives:

increase the number/quality of available rental units in the West Broadway neighborhood
provide a minimum of 28 affordable rental units
commit to the inclusion of barrier free suites
offer a fully visitable building with a minimum of 10% barrier free suites
animate the street level with vibrant commercial activities
support alternative transportation (transit, car sharing and cycling amenities)
achieve an energy rating 30% better than the 2015 National Energy Building Code focus on quality design that fits with the character of the neighbourhood. The building features welcoming and programmable common area and amenities with extraordinary views, for residents and visitors. Common areas include a warming kitchen, a multi-purpose room & lounge, a gym and a space that allows for smudging.

Financial Requirements
The total projected cost of the building is $28.5 million. The Joint Venture is in the process of securing a mortgage for $22 million and has specific plans for funding from impact investments and various grant programs of $3.5 million. To complete the project, we require an estimated $3 million in donations.
Main Floor Commercial Opportunities
The West Broadway project is seeking business owners, entrepreneurs, companies and organizations, interested in opportunities to become ground floor tenants. In particular, we are seeking specialty retail, new food and beverage concepts, neighbourhood-scale commercial uses, and other community services. Plans to break ground in summer of 2018 with completion in spring 2020.

going through variance process right now. Public consultation meeting on the 8th. COme by if you want to lend your voice.

Its really exciting. The affordable housing ratios and rent levels it will provide under a new CMHC program are amazing. It will be a special place for the community. I'm super excited about it. Good ground floor tenant too.

Think we will ever live in a world where the vast waste of space that is the sprawling GWL campus is re-purposed and redeveloped?

That would do a lot to connect the community with downtown and Broadway!

I don't think they will ever give up their parking lot they wouldn't want an employee revolt unless it was somehow replaced with a parking structure.

I would love to see that area redeveloped, a mixed use neighbourhood like the plans for rail side, a mix of highrise, medium density. The West Broadway commons building across the street is a good start.

Lets make a deal then! We trade them 3 times more land than they have there way out by Ikea - and we get that campus to redevelop!

They're not doing much good for downtown where they are lol. And if parking is the most important thing to their employees (which... knowing Winnipeg it probably is) then they would LOVE driving an hour thru traffic to get to work and their massive sprawling parking lot!

It would even help to justify the half billion were going to spend to widen route 90!

Hard to believe that used to be a somewhat larger neighbourhood with a full stadium like sports field as its primary focus at the time. Beer store and gas station, amongst other amenities too. Notwithstanding GWL is a great employer and huge asset for the city. Just wish they weren't there.

For sure! My complaint isn't that GWL exists - they employ far too many Winnipeggers for me to complain about their existence

But that prime real estate being used like that destroys my soul a little lol

- Across from the Legislative
- Beside the river
- Across the bridge from the village
- On Broadway
- In a gentrifying neighborhood

You would be hard pressed to find a better piece of real estate in Winnipeg

What are the exterior materials? it looks like a classy building from the renders, unlike the other crap going up on stradbrook...300 Assiniboine, Osborne Place.

working very hard to have as much real brick as possible. Also close to 30% glazing, which is rare for a residential tower. Tough on a tight budget but the church and UW want the highest quality for the community. The north side will likely be EIFS....don't look.

better than 30% energy performance as well.

How can UWCRC2 be involved in a project that looks as great as this, yet also put forth what looks to be a wreck on St. Mary?

I was just thinking this...it's like the projects were conceived in two totally different worlds. One has nice large windows including full glass corner windows and the other has little punch outs as if it were a prison.
