Residence Inn hotel planned for Portland’s Pearl District

Marriot is in the early stages of planning a Residence Inn hotel in the Pearl District. Architects from SERA Architects and a development representative met with city staff today for a pre-application conference to discuss the proposal.
SERA Principal Kurt Schulz described the proposal as a six-story, 170,000-square-foot hotel with approximately 225 rooms. The building would have a pool and a small restaurant. Only three parking spots would be available on the site, but the development team plans to work with the Portland Development Commission to designate parking spots in a nearby garage that the PDC owns.
The hotel’s development will be somewhat complicated by a 2001 master plan, which was the initial basis for projects in the area, including the Ziba Design headquarters building, which opened in 2009. The master plan also included plans for the construction of a grocery store, but that plan stalled a few years ago and hasn’t yet been revived.
The site which is proposed to hold the Residence Inn is zoned for residential use, but city staff told the project team at today’s meeting that changing that use shouldn’t present much of a challenge.
The design team plans to start meeting with the Pearl District Neighborhood Association next week, though the design for the project is in early stages right now. Williams & Dame Development vice president of construction Trevor Rowe told city staff that, at the earliest, permits for the project would be submitted in summer 2012.
