^^^ I'm pretty sure that the block to the north is going to have affordable housing. In fact, I remember that Sera was participating in some sort of design competition a few years ago that doesn't seem to have gone anywhere.

And, I though the Irving and 14th spot is where PNCA is building their student housing?

The block south of the Encore on 9th is owned by PDC and was proposed to be a high rise affordable housing project. There were designs developed although the project may be on hold or worse as there has been no activity for some years.

The 14th & Irving site is no longer for PNCA housing or a hotel.

Residence Inn hotel planned for Portland’s Pearl District

Marriot is in the early stages of planning a Residence Inn hotel in the Pearl District. Architects from SERA Architects and a development representative met with city staff today for a pre-application conference to discuss the proposal.

SERA Principal Kurt Schulz described the proposal as a six-story, 170,000-square-foot hotel with approximately 225 rooms. The building would have a pool and a small restaurant. Only three parking spots would be available on the site, but the development team plans to work with the Portland Development Commission to designate parking spots in a nearby garage that the PDC owns.

The hotel’s development will be somewhat complicated by a 2001 master plan, which was the initial basis for projects in the area, including the Ziba Design headquarters building, which opened in 2009. The master plan also included plans for the construction of a grocery store, but that plan stalled a few years ago and hasn’t yet been revived.

The site which is proposed to hold the Residence Inn is zoned for residential use, but city staff told the project team at today’s meeting that changing that use shouldn’t present much of a challenge.

The design team plans to start meeting with the Pearl District Neighborhood Association next week, though the design for the project is in early stages right now. Williams & Dame Development vice president of construction Trevor Rowe told city staff that, at the earliest, permits for the project would be submitted in summer 2012.

hmm. the applicant is a representative of simpson housing llp. given that this will include 2-3 floors of underground parking, i kind of doubt it's student housing.

Not to nitpick - these renderings are pretty nice - but I looked through the site they're from (atomicsky.biz) and many of them, including another rendering for this building and the renderings for the galleria, inexplicably have the sun setting (or rising) either in the north or the south. did anyone else notice this minor detail?

Ha! Hilarious. I'll take the sun setting in the wrong direction if they look this good -- in contrast to some of the ridiculous junior-high-level attempts some of our local firms regularly churn out.

Interesting to see Block 17 in there...wonder if and when that will happen...

Interesting. So does this mean that Hoyt is selling off their property north of Lovejoy (according to PDXMaps they still own it)? Wasn't this block part of their plan for a bunch of fancy high-rises right up to the Fremont Bridge? Or is Ball just partnering with them to develop this block?

No I think think Hoyt has the strip between 11th and 12th and then north of Quimby. The Bob Ball lot seems to be the last wharehouse looking building in that view. The streets are between 12th and 13th between Pettygrove and Quimby.

Bob Ball Site

The site for Bob Ball's new project is south of Hoyt Street Property. They own land north of Quimby and between 11th and 12th along the park.
