I'm going back to Atlanta in late November for the first time since January after living abroad. I can't wait to see how much of it has changed. I had the presence of mind to take some "before" pictures before leaving so I should be able to do some before and afters, especially from spots clearly visible within Spire

Will Midtown be the primary downtown anytime soon? It seems like Downtown is maintaining its old status as office and convention nexus while Midtown is getting most of the housing plus a big chunk of other things.

No...I think for that very reason downtown will continue to be the primary historic central city. Both are becoming a strong combination of residential, office, and hotel/tourism and the connection between the two will eventually become seamless. Downtown is still the more densely-built of the two, but Midtown is filling in those empty lots at a very fast pace. If some of the big downtown projects get off the ground we will see the boom move that way a bit, but Midtown looks to continue its boom into the foreseeable future.

All signs point to this happening. Looks like demo and construction is awaiting a tenant to move locations, which has already had a permit filed for the new location.

The details were pretty specific from DRC meeting. The same for 98th project.

There's already a page on the SBE website about the SLS Atlanta. Pretty excited about this one as SLS hotels have a great reputation.

Question. What is the Canopy by Hilton thing in Midtown that is listed as under construction? 12 stories? I know there was the 21 (I think) story one downtown that got proposed, but I didn't know or think the 12 story one existed.:shrug:

They seem to have their act together so I'm optimistic about the SLS. I'm also looking forward to the next phase of 12th and midtown hinted at in the SLS reveal.

According to documents they filed with Fulton County, Canopy by Hilton is the hotel component of Ascent Midtown.

Me too! It's nice seeing the Atlanta skyline fill in from east-west (albeit only for a few blocks!) compared to all the north/south development. Should be nice when the next phase of 12th & Midtown go as well as their lot on Peachtree.

It's so great to see this little building being redeveloped...it has a prime location on Peachtree and always looked very forlorn with the razor wire and run down appearance. It's nice that something is happening in that section of the city - especially residential.

Does anyone know what the current status is of the Brookhaven Marta TOD project? I recall seeing some updated renderings last month, but was getting into a discussion with someone regarding TOD developments in general and this came up. They seemed to think it was still on hold pending neighborhood planning / zoning disagreements.. anny news would be helpful.. thanks!

EDIT: ok found some info so you can ignore this.. looks like there is a meeting set with city planning on Sept. 7th.. potential vote with city council in late September.. and i guess this is Brookhaven not atlanta so should discussions around that project be kept to the local threads?

Is a hotel associated with the Stockyards development?

Two permits were filed for a hotel at 926 Brady Ave, right next to it.

1138 Peachtree (Yoo) filed some permits as well. Transfer of development rights and a temporary sales vendor.

anyone have some additional insight around the name? i dont quite understand how the structure evokes the name.. is it a Danish thing? are they talking about the actualy shape of the letter-form of the name itself? kinda confused

I'm not sure how long it's been up, but there's fencing on Spring street around the site of "The Standard" just south of Tech Square. Looks like demolition could happen soon.

Look at the building sideways. it essentially spells lilli. I'm guessing that's exactly it.

I was thinking the lilli may end up being condos, but apparently apartments still rule the day for now.

I remember back when I thought Midtown was overbuilding when Sky House North & South Midtown were being built along with 77/12th!
Wow, apparently that was just the “tip of the Iceberg” - I had no idea we would see such an absolute FRENZY of apartment development in Midtown. It will be interesting to see if the Condo market propels the next frenzy and maybe even the speculative office market will see some movement – eventually! Who knows.

I think these last few crazy years of development will be one of those “I remember when…” moments we can tell our kids about.

The apartment sub-market is starting to show more signs of self-regulation (the bubble some cynics claim will burst- even though it already has burst - it's just a slower deflating bubble instead). Novare announced they're cancelling the Cincinnati Skyhouse project due to rising construction costs and lenders tightening on financing terms - aka cheaper multifamily products (a la Skyhouse, etc) aren't going to cut it in this part of the cycle. You'll expect to hear about more higher quality (while still somewhat limited) projects either announcing or some more interesting projects to finally break ground in the coming few months.
