Seems like an odd location at first thought, being on the narrow Nassau Street pedestrian mall. I'm in the area often (wonder how this will affect the Wendy's), and have a long history there.

I think it's a fantastic location for development.
It's a bit of less beaten path downtown than Water or Broadway of the West Side Highway. That area between Broadway and Water is also the area most in need of a fresh coat of paint and a shot in the arm for nicer shops. Broadway and the West side are going to be taken care of with Fulton/Path and the WTC redevelopment, the far East Side with the redevelopment of the Seaport, and the Wall St area with the redevelopment of some of the older towers into high end apartments. This is the sort of last dead zone downtown. Between 121 Fulton and this, it could be a very nice shot in the arm for the area. |
People who doubted Downtown are looking more wrong with every new tower that is announced.

To be honest, we have so much tall stuff going on that a reduction on one isn't a big deal. Still a solid filler at its height for the area. Hopefully once we get a good rendering we can judge if its any good. At the rate of projects being revealed, something taller will probably crop up in the next two weeks if not this coming week. Thats the situation where in, and its a damn good one too. :D

I'm just hoping it doesn't have a terrible setback from the streetwall.

Hopefully this is just an initial filing, as I would really prefer an 800-ft tower in this location over a 500-ft. one.
It isn't uncommon for the initial filing to not include the final height in cases such as this, where the development requires air rights from adjacent properties. We'll just have to wait and see. |
