I don't know the specifics of the project's schedule but generally projects are worked during winter. Concrete setting is an exothermic reaction so can in fact be poured several degrees below zero, slabs down to about 4 below. Thicker members lower temperatures still. Natural Gas space heaters and plastic enclosures keep things warm enough except for about 15-20 days of winter a year. Generally snow and ice tend to make things more harsh and hazardous for those of us on site. - ice

this has to be one of the most overpriced condos in north york, i can't believe it's selling that fast.

i think value for the money in that area is the Pulse.

Its a bit of a touchy issue here in Toronto. Basically the land for the tower has been secured, the tower design approved but sales have been relatively flat to non existent for the last 3 quarters. There is no indication that Trump or Talon at this point in time are willing to do anything to change the current status, marketing for the tower has dwindled to a trickle. The project from all accounts appears stalled which is too bad ... - ice.

This may or may not be news to you and if it is it might not be that interesting, BUT, I'll let you know that SNC Lavalin Corp. is planning on consolidating its Toronto operations in a new building at Bloor and Islington. Should be a 20-30 story building.

The plan calls for the building to be built on the NW corner of the intersection, but if I'm not mistaken, there's a subway/Mississaugga Transit terminal on that site. I guess time will tell.

Sales have been flat for the last 3 quarters?? You mean since January?? :O

This is too bad, considering I thought the tower looked beautiful and would be a valuable addition to Toronto's skyline. I thought for sure it would be mostly completed by 2008 when I first heard of it.

Maybe they should set a date for construction in early 07 and promote pre-construction sales to the max. Could encourage more buyers to purchase a condo before construction starts...

Sales seem to have been picking up according to someone who works for the company, but like most unfounded rumours on here, take it with a grain of salt.

To be perfectly honest I haven't spoke to anyone who knows anything since June. I was told previous 9 months were flat and their pre-construction marketing budget shot. Not good indicators. If anyone knows anything recent which didn't come from their sales group please correct me. Its an awesome looking tower. - ice

lol, its a nice building, but it trumps the other buildings in toronto in a trump-like fashion when it comes to height. even though they have the tiny think sticking up to 1066 feet on the one corner, the building still makes a dip in the skyline where there should be a peak. I really like the design, just not where it is. if it was south or east of first canadian it would be great, but its current location is better suited to a 1100 foot tower or higher, with no stupid little sliver sticking 200 feet in the air to make it the biggest.

New trend, massive residential proposals in the older burbs of North York and Scarborough.

One in the old Canadian Tire Lands at Leslile and Sheppard. City place has bought the lands and they plan 4000 units for that area...

Wow, that is news that Concord Adex has bought the CTC lands. That'll be interesting to see.. and how convenient, IKEA is next door.

Offical Shappire has been relaunched as 62 story (643 feet) building and has been apprived by the planning department. Last time it went into sales as a 90 story building and they were alright but it rejected by the city. Now it will start again as a 62 story building. New problems that can occur are that city council rejects it or it doesn't sell...

Sapphire has turned into a complex real estate investment proposal. With returns of 200% promised by the developer. And additional capital gains on top of this. Only thing is you can lose your investment too, if the project doesnt move forward and you have already anted in your cash.

Lets see. Im still kinda excited by Trump more. This one really does seem like a long shot in comparision.
