Austin, do you mean the estimates released in 2013? Those would be the July 1, 2012 estimates. The July 1, 2013 estimates for the sub-county areas aren't released until this upcoming July (2013 county numbers should be coming in a month of two).

Admittedly, this is a small distinction, but not one without a difference. I think that's where you confused some folks.

I suppose the way I calculated it is not exactly scientifically based. I just saw that Beaver County's loss had slowed down to a trickle of only a couple hundred people. So extrapolating that with the yet to be released new numbers in my estimation means the new official numbers should be the first tiny population gain. Also going off of the fact that Allegheny county posted it's first miniscule gains a couple years ago seemed to support that trend.
We will have to see though.

Okay, so you were projecting a year into the future. I guess I missed that. I thought you were maybe passing off 2012 numbers as 2013 numbers, for some reason, or found a number from a local statistics agency, or something.

Last year's Census Estimates were released on March 14th... so I imagine we'll see them sometime this week.

I saw a Census release listed on their site, but the actual release (they have a release calendar) so yeah any day now for the county estimates for 2013...

Apologies if this has already been discussed, but it's the first I noticed of it. While walking my dog yesterday, I saw a sign up for a new building on Carson Street. It's down to the extreme eastern end of the Southside where it narrows into single lanes each way near the GetGo. The picture looked like a small 3 or 4 story office building that's now leasing. I think it was just called 34 Carson. The sign had renders of the building but I didn't have my phone handy to snap pictures. But seems like a decent enough infill project for an otherwise tight parcel.

I also based it off of the fact that I am an active realtor and there has been no letting up of new home construction in various municipalities as this particular suburban county has been transitioning for over 30 years as a collection of industrial river towns to a mainly suburban commuter county with quick highway access to the Int'l airport and the city of Pittsburgh via the I-376 expressway.

The former site of the Chelsea in North Oakland has now gained the attention of a New York-based student housing developer.

A new development team is working to take over a site in in the Bellefield area of Oakland at the corner of Centre Avenue and North Craig Street.

So far, New York-based Park7 Group is declining to offer much detail on any plans.

But a representative of the firm acknowledged it is in “the preliminary stages” of pursuing a development at the location while declining to comment further.

The site, which includes a 26-space Pittsburgh Parking Authority surface lot as well as some neighboring properties, was at one time slated for a 17-story, mixed-use development by Polaris Real Estate Equities, a suburban Cleveland firm lead by Pittsburgh native Guy Totino.

The Polaris project was proposed under the name "The Chelsea" as a development designed to include 300 apartments along with first-floor retail.

Yet that project last saw any signs of progress before the Great Recession. Eventually, it was reduced in size, and a groundbreaking to start construction on it was pushed back. The development plan never made it off the blueprints.
