That graphic made me laugh too. I thought he was the mascot of the neighborhood nimbys, though.

I just saw an update on SocketSite that the developer is paying out of pocket for excavation at 1844, so apparently no new construction loans have been secured and this may be a relatively short-lived revival in activity.

On no...that's sad news...we don't want another 535 Mission. Why would he also pay to erect the crane though that's now sticking way out over Market Street?

Good question; cranes ain't cheap! Ugh, just seeing the numbers 5-3-5 makes me sad.

Development Carrots Have Developers Atwitter (But Still Not Funded)

The Mayor’s proposed carrots in the form of deferred impact and reduced affordable housing fees has caught the attention of the developer community as Tishman Speyer estimates the cuts could shave two years off the start date for 201 Folsom (for which they currently have three years to start).

Also noted, Bosa Development is "scrambling to obtain financing for a July construction start for the next 170 units of [Radiance Phase II]." And there’s the rub. Regardless of developer optimism, it all comes down to the financial markets opening back up (which are being driven more by fundamentals than exuberance these days).

Much better than the original design, which was rather uninspired.

Another new project on upper Market (which would look a lot better if they all get built), this one on the southwest corner at Noe:

But according to CurbedSF it would require a zoning variance (to go higher than 3 stories) and is really only just an idea--that hasn't yet been submitted to the city.

It's interesting that they depict Gold's Gym as still being there.

I believe it's Gold's Gym that wants to build the new project so they can get more space. The housing is a sweetener for the Planning Dept.

S.F. may allow taller buildings on Cesar Chavez
San Francisco Business Times - by J.K. Dineen

The San Francisco Planning Department is considering rezoning a number of large Mission District parcels along Cesar Chavez Street to allow denser housing.

The plan came into focus this year as a less controversial alternative to raising height limits near BART stations along Mission Street. While the fate of the Mission Street parcels is still up in the air, momentum is growing for a “focus growth area” along Cesar Chavez between Mission and Guerrero streets. Properties that could be in play under the new zoning include the 2.5-acre Salvation Army property at 1500 Valencia St., which is bordered by Cesar Chavez and 26th St.; the McMillian Electric Co. warehouse and former Hollywood Video at 1515 and 1575 South Van Ness Ave.; and the parking lot behind the old Sears building at 3435 Cesar Chavez St. The properties are currently zoned for 55-foot buildings; new zoning would likely raise that to 85 feet or as high as 105 feet.

Bay Area housing projects receive $190M
San Francisco Business Times - by Blanca Torres

Print Email Reprints RSS Feeds LinkedIn Share Comments
The California Tax Credit Allocation Committee finished assigning a pool of $800 million in federal stimulus funds to affordable housing projects in California.

The funds came from tax credits that affordable developers can sell to raise money for projects. The market for those credits declined along with the economy, but a provision in the American Recovery and Reinvestment Act of 2009 allowed developers to exchange previously awarded and unused tax credits for $0.85 in cash per $1 of credit.

California State Treasurer Bill Lockyer was responsible for awarding the grants . . . .

San Francisco is getting $64.4M to be spent on the following projects:

"Turk/Eddy Preservation Project" - $11.1M - 82 housing units
2235 Third St - $584,917 - 36 housing units
Arc Light Co. - $313,972 - 19 housing units
Arlington Hotel - $12.3M - 154 housing units
220 Golden Gate Ave. - $34.7M - 174 housing units

Nice pictures you got there, you got the skyline from good angles. I think it is pretty amusing how Intercontinental looks almost photoshopped in the first picture. Thanks for sharing!

Compromise averts showdown over S.F. shadows
John Coté,John King, Chronicle Staff Writers
Thursday, February 4, 2010

A compromise has been reached in what was shaping into a fierce political battle over a ballot measure to prevent new buildings from casting shadows on city parks, something Mayor Gavin Newsom said would threaten nearly every major development project planned in San Francisco.

Board of Supervisors President David Chiu, who wrote the measure, told The Chronicle on Wednesday that he planned to pull it from the June ballot after receiving a letter from Newsom that called for a thorough analysis of the impacts that planned skyscrapers and other projects would have on sunlight in parks and public spaces . . . .

Chiu's measure would have strengthened Proposition K, approved by voters in 1984, which set strict shadow guidelines but allowed city commissions some flexibility to decide whether to approve buildings. The measure proposed by Chiu would have taken away that discretionary power.

Newsom's letter to Chiu and the four supervisors who co-sponsored the measure warned that the proposal threatened projects such as the expansion of the Moscone Center and development of the new Transbay Terminal. Planning Director John Rahaim said it would also affect such projects as the expansion of the San Francisco Museum of Modern Art, the proposed Mexican Museum and even senior housing projects in Chinatown . . . .

SFMOMA raises $250M, seeks architect
San Francisco Business Times - by Sarah Duxbury

SFMOMA has raised $250 million of its $480 million campaign to expand the museum and grow the endowment.

$100 million of the money raised thus far will go to the endowment, effectively doubling it.

The money is critical to SFMOMA's expansion plans, which call for tripling the museum's gallery space and building a new Fisher wing to house the contemporary art collection of Don and Doris Fisher.

An international search for an architect for the expansion is under way; SFMOMA hopes to name its choice this fall. The new, expanded museum could be open by 2016.

The museum has also announced that the Fisher family has expanded its agreement with SFMOMA to allow the museum to display the artwork for 100 years, up from 25 years, and SFMOMA will be able to renew that agreement at the end of the 100 years . . . .
