Silverstein plans huge Far West Side residential-retail tower

Less than 24 hours after the (re)launch of the WPC site as One Hudson Yards, this one pops up. I do doubt that this one will be a supertall (750 to 900 feet seems more likely) unless they have very high ceilings for the residences and add some kind of crown/spire to it.

There's another announcement that Solow is selling off two plots on his 1st Ave site for a 37 & 47 story development containing over 700k SF of space. I'll make another thread, but New York is on FIYAAAA.

We are just getting started. With the rezoning of vast swathes of midtown and the redevelopment of the Javits center looming in the near future, we will see a flood of supertalls and maybe, just maybe, a hypertall at the Javits site.

In regard to height, Silverstein's other residential building that is very close by, The Silver Towers, are both 60 stories and are 653 feet, or 199 meters. Hopefully this breaks the 200 meter mark, but I would expect something in mid to high 600s depending on how Silverstein wants to disperse the 150,000-250,000 sf of retail space he has available.

60 stories and 653' tall. On the other hand we have the Hudson Yards North Tower with 68 stories which will be 1,292'. Floor count doesn't tell you anything about a building's height nowadays (based on the discussion how 1WTC has only 85 "real" floors).

250,000 square feet of retail (equal to about 50% of the retail at the entire WTC site) would give this tower the bulk it needs to breach the 900 foot barrier. Add a ~100 foot crown to that and the city just got a new supertall. [/optimism]

Yeah but the HY North Tower will be an office building, and modern office buildings tend to taller floors, or more space in between floors.

So Beekman is 76 floors and about 875, Trump World Tower is 72 floors and 861, and both residential. So given that this has 60, and the Silver Towers which is another residential Silverstein development also have 60 floors and are 653, I'd expect something around 650-680 tops again depending on the size of the retail base, or crown. A 60 story office building would be a different story, there we'd talking 850 at the bare minimum.

Is this that site that was originally supposed to be the second tower for a project who's first tower was already built a few years ago (can't remember the name, sorry?).

Are you talking about Atelier I at 635 W 42nd, and Atelier II at 605 W 42nd?

But this is a different site. It's where that Mercedes dealership is, on 11th Ave, like a block or two north of the Javits. Monian was reported to be selling 605 W 42nd a while ago, haven't heard anything since then though.

This site is the previous site of the Mercedes Dealership which is now located at the Clinton Park development.

Silverstein's earlier Silver Towers were the second part of the Riverside development, which is located a block north and west from this site.

So, we are looking at about 720,000 square feet of residential space when the commercial space is deducted, possibly putting this skyscraper in the 1,000+ foot range. Right?

I swear, if this becomes a supertall, NY will be the king in the world or at least this country when it comes to that. Those street canyons are going to get better.

Depends on how slender the building is, but Beekman is 1M sf, Trump World Tower is about 965,000 sf and those are both 860-875 feet. So the chance it breaks 1000 ft are basically zero. I'd realistically expect something between 650 maybe 700. More is possible, but not likely. We'll have to wait and see.

great news but shouldn't silverstein work on putting up the 912 foot building next to ground zero before starting another project?

I don't think this will end up being a supertall, although it could be close. Hoping for a surprise.

I'm also looking forward to seeing how this addresses the new boulevard, as this is along the elevated portion. Should be very interesting to see how this gets integrated.

Being residential, this will probably be closer in height to his Silver Towers. It will probably also be a rental development, but we'll wait and see.

Being taller than the Silver Towers, it's a good thing.

It is a great place, the view from Jersey City to Manhattan skyline in a few years will be insane.
