Just a couple of Treasure Island SF skyline images I found online - from this perspective, Rincon Hill looks pretty awesome and appears almost as dense as FiDi. I believe the very top of 340 Fremont will eventually be visible from this angle as well.

Adopted back in 2005, the Rincon Hill Plan requires a minimum distance of 115 feet between new residential towers at their closest point. And the plan specifies that no exemptions may be made.

As such, in order to clear the way for the proposed tower to rise at 525 Harrison Street, the parcel upon which the Sound Factory Club currently sits 88-feet from the new residential tower at 45 Lansing, Planning is moving forward with legislative amendments to the Rincon Hill Plan, Planning Code, and Zoning Map for the parcel.

And with the legislative amendments slated to earn the Planning Commission’s endorsement this week along the project’s conditional approval, the proposed tower has been redesigned by Solomon Cordwell Buenz for Hines as newly rendered above, decreasing the tower’s bulk but increasing its total mass by raising its proposed height by five stories to 250-feet.

The redesigned tower includes 205 apartments, up from 179 as originally proposed, with 25 of the units designated as Below Market Rate units, and parking for 103 cars in automated stackers and 1,000 square feet of ground-floor commercial space along Harrison.

If approved with the revised design atop the page, a design which still doesn’t accommodate a new Bay Bridge off-ramp to San Francisco’s Transbay Transit Center, a ramp which AC Transit has deemed “critical” to reducing transit delays but would run through the podium of Hines’ development, construction will take approximately 21 months and is expected to begin as early as July 2016.

ElDuderino - Re: 525 Harrison Street Thanks for the update on the Rincon Hill building. The new design is really quite nice to my eye. Elegant, attractive without screaming "look at me". The restrained use of the orange color is marvelous. I hope it is built as now designed.

Incredible scene! So much progress has been made just in the past few months, it looked nothing like this last year.
I wish there were some 400' ish towers to the south of the Bay Bridge to balance out the peak of ORH.

This is a piece at the West end of transbay, built separately from the main structure.



Super dark unfortunately, but I believe this is where the panels will first go up.

I really like the redesigned 525 Harrison. It would be a nice, subtle variance from the rest of the towers going up on Rincon Hill. Now, if we can just get something built west of the Jasper to block that view.

There is room for development around 2nd and Harrison. I dont think there have been any proposals for that intersection yet though.

1415 Mission at 9th Street

An unusual color is being used on the south face of the building. I like it. It was overcast so I think it will be even more interesting in sunlight. The different sized windows and placement make for a pleasant view. The east and north walls are starting to get windows.

I just visited SF. I noticed the sign hasn't been removed but both that sign and the star are turned off. Anyone know what the plans are.
