COMMENTS?

Comments on how to add to this or improve? Will add more cities. I was thinking this could also function as a mid/low rise thread. With a title for the city, project name, rendering, and short but to the point info. Only for all cities in Texas. Almost like an encyclopedia for Texas Cities. Similar to the NYC mid/low and high rise thread, only for Texan cities.

Where this will differ is that this is a reference / encyclopedia on projects. A continuously updated reference and list of projects for each city.

SLO Aug 16, 2015 3:14 AM

Wow! Nice work. This a fantastic layout to focus in on an area or city.
Maybe at the bottom of each city group have general developments, I dont know if you want to go into the suburbs like Plano for Dallas etc, if you did it could all be under Dallas. Also in a situation like DFW you may combine Dallas and Ft Worth...

chris08876 Aug 16, 2015 3:31 AM

Hmm sounds like a good idea to combine certain parts. Yeah I was thinking places like Plano too or even Corpus Chritie.

Essentially, very similar to the NYC mid/low and high rise where it strictly focuses on projects (1 post per project with info on it) and construction updates. Differing from the conventional threads where its news on projects, but also discussion/analysis on it. This would be encyclopedia style. Comments welcome, but more emphasis on the projects.

I was thinking the layout for a typical post would go like this:

---------------------

City: (Lets say Dallas for this Example)
Project Name: (Usually the address and if it has a name, address + name of project)

{ Rendering }

[INFO - Usually short, and showing the important details; units/cost/height,etc)

-----------------------

This way every city is covered. Even cities which aren't really focused on like Corpus Christie or some far flung suburb. Even if its a small town, the layout above allows for that.

But yeah, to the Texas members, feel free to add to this project encyclopedia.

Also, yeah, general developments, low to mid and highrises/skyscrapers are welcome. Any development essentially.

Directory Update:

A) Added Plano and Austin threads (u/c and proposed); all with working links.
B) Thanks SLO for the suggestions.
C) More to come...

Anything going on in San Antonio? I don't see them on here much. With the way they're growing, I'd figure they'd be more active in the market.

Urbannizer Aug 16, 2015 5:09 AM

In favor! :) Efficient way to see what's going on in the state.

With Plano being a suburb of Dallas, Forth Worth too should have more exposure. There may be more for Austin hiding under the Texas/South Central section.

Pulled up threads for The Woodlands and Kingwood, two suburbs north of Houston:

THE WOODLANDS | Treviso at Waterway Square | 24 FLOORS
THE WOODLANDS | The Westin | 12 FLOORS
THE WOODLANDS | Superblock East | 412 FT / 126 M | 27 FLOORS
THE WOODLANDS | 10 Waterway | 302 FT / 92 M | 20 FLOORS
THE WOODLANDS | Anadarko Tower III | FT | FLOORS

KINGWOOD | King Diamond Condominiums | FT | 25 FLOORS x 4

Yup will add it soon. For now I want to set up the links and get a general directory going and then I'll start to add projects and so on. Very similar to the NYC Directory. Same style essentially and will use the layout/post style in post #3.

Thanks Urbannizer. Will add it promptly. Also to any Texas mods or Admins, if threads get moved feel free to drop a message. Or anybody really. Keeps the first post accurate. Usually I notice if threads move, but sometimes the move icon goes away and I may miss it.

Edit: Added it

Nice idea about creating a compilation, however some corrections need to me made.

In Dallas, The Ascent is already under construction.

In Plano, One Legacy West is under construction.

lzppjb Aug 16, 2015 8:12 AM

You're spelling Corpus Christi like your governor's last name. ;)

Great idea for a thread and excellent execution!

Fixed.

Also added San Antonio section.

Great thread. This will help alot in knowing which projects have their thread already and which do. Just days ago I was about to add Parkland Memorial Hospital until I finally found it under General Developments. Good Idea Chris.

I would add Richardson also. The suburbs in DFW I would say are on beast mode are Richardson, Plano, and Frisco. I only see the projects below on Richardson's database but I am sure there are more projects planned or U/C for the CityLine project. And then you have the Palisades Central which was recently announced so we can only bet there will be more on this city:

State Farm Regional Headquarters Tower IV
Six CityLine
Aloft Hotel

Urbannizer Aug 16, 2015 6:29 PM

HOUSTON | Galleria Highrise | FT | FLOORS

Project: Galleria Highrise

https://farm3.staticflickr.com/2938/...31f55817_b.jpg

Quote:

The Galleria covers 2.2 million square feet and includes about 400 stores and restaurants, two hotels and three office towers.

It may soon get a residential component.

Contis said a 300-unit residential high-rise - with an outdoor pool and an indoor connection to the Galleria - is envisioned for the corner of West Alabama and Sage.

How to use the directory to find threads in less than 15 seconds:

1) Click the first post # and get the link. In this case, the link is: http://forum.skyscraperpage.com/show...81&postcount=1

Link to Bookmark: http://forum.skyscraperpage.com/show...81&postcount=1 :siren:

Bookmark the link in red.

For Chrome:

1) For chrome, open a new tab, and bookmark the link to your browser tab (below where you type in a website)

2) Anytime you need to access it, just press the bookmark and do the steps below in "blue".

Steps to Find a thread Quickly:

A) Do Control + F

B) Type in keyword (Project name or just a part of it; helps if you forget the name. Even if you don't know the full name, doing these steps allows for quick access.

C) Press enter, and you will see words highlighted. Keep pressing enter until you find it.

D) Doing so will allow quick access, and its much better than wondering where a certain thread is in the sub forum pages. This eliminates not being able to find threads or saves a lot of time.

For Internet Explorer:

1) Same steps as chrome. Bookmark it, and you can even save the link on your desktop.

2) Repeat steps A - C

Note: The same thing could be done with the NYC directory.

Note #2: You can also just go down the link. but doing the procedure above saves time.

Houston Project Set #1:

3300 Main:

Quote:

Midtown Houston revels in this idea. The area is deep in the midst of an urban resurgence. Business is booming and a crop of new developments in the area is encouraging a swift pace of growth. The Midtown Arts and Theater Center (MATCH) is one of the most buzzed about new projects in the area. 3300 Main, a proposed 400-unit residential tower next to MATCH, would complement this arts center and create a focal point for this low-density neighborhood.
Aurora:

Quote:

Chris Sims, a custom home builder based in Sugar Land, is planning the new building on a tree-lined street behind Uptown Park, a high-end shopping destination off the West Loop near Post Oak Boulevard.

The new building will be called Aurora and will hold 40 units, most of which will be priced between $2 million and $2.6 million. The units will range from 3,400 to 4,000 square feet. Four two-story penthouses as large as 6,400 square feet will be priced in the $4 million to $5 million range.
Theater District Master Plan:

http://ww3.hdnux.com/photos/40/21/76.../1024x1024.jpg

Quote:

the city's tourism arm is proposing to transform the 17-block area that includes the Alley Theatre, Jones Hall, Hobby Center and the Wortham Theater Center over the next decade into a vibrant urban hub where inviting green space with surrounding cafes and restaurants allow patrons to wait out the grueling traffic with post-performance drinks or late-night snacks.

Colorful lights and projections would flash across the monolithic exterior walls of the theater buildings. It would be a place for festivals, outside performances and interactive art installations.

^^^^^

I will include many development sets. A database such as this will take a long time to do for all the cities (especially since I'm an NYC guy, so I'm still learning about all of these). Numerous sets, and then once the sets are done, individual posts for new projects. But... to others, feel free to add in. Will do all the cities in the first post via sets. But sometimes, individual posts for newer projects. The sets are just to consolidate many projects into one post. Like a reference, all of the sources will be available at the bottom, under "===".

What I will do with the sets:

A) After each set is finished, there will be a link to that individual post only under the 1st post (directory). This way, its easy to see many projects. All of which could be done from the first post. Hence the "encyclopedia" style of the thread. Think of it as a table of contents.

Example Link: http://forum.skyscraperpage.com/show...4&postcount=20

^^^^^

Click the link to see what I mean. This will be in the first post keeping true to a table contents.

Feel free to add a set if anybody likes (or even a post for a new project; example being urbanizers posts: includes title, rendering, short info, source, and it stays true to the format). I'll try my best to avoid duplicates like I do with the mid/low and high NYC threads.

Directory Update #2:

Added a new section to the directory (1st post):

A) Project Set links
B) For now Houston only, but will expand to other places.
C) Links provide a quick way to view many projects and info. Will become efficient ways to view projects without wondering what page its on. Once the thread gets bigger, this saves a lot of time.

Possible additions:

A) I might have a section for Maps. Essentially useful development maps that show many projects. Will make links for those in the directory. One was posted so far. I'll see if I can dig some up. Maps will be separated by city.

B) Will add more threads to the "useful threads" section. These feature sub form threads like transit or metro news.

More to come...

;)

The current design includes more than 350 apartment units, a 200-room hotel and about 25,000 square feet of retail and restaurant space on the ground floor.

I don't post this list I keep on SSP too much, but for what it's worth:

Here's Rev. 12 of my 2015 list of the Tallest Austin Projects that are at least 10-stories and/or 100'. There are 58 high rise projects on this list, and one of them - #53 - is envisioned as six towers. The projects that don't have publicly released height information are at the bottom of the list. As usual, the highlighted projects are either U/C or underway with site prep and are financed. The projects with a strike through were completed in 2015.

Project: Austin Convention Center Expansion & Hotel

Quote:

A proposal to expand the existing Austin Convention Center westward could help provide enough extra meeting space for larger conventions, said Mark Tester, director of the city’s Convention Center Department.

Gensler ultimately proposed expanding Austin Convention Center to the west, adding 200,000 square feet of exhibit space, 65,000 square feet of meeting space and a 56,700-square-foot ballroom as well as additional underground parking and loading dock space.

The city proposal also calls for a 3-acre “urban park” atop the expanded convention center, Tester said.

I just updated my list of new towers for Downtown Dallas (post #37) to reflect recent activity.

The 30 story Katy Station was moved from "Groundbreaking Imminent" to "Under Construction" with the recent level of activity now occurring on the construction site. And I've moved the 23 story 1900 Pearl ("Symphony" tower) from "Planned" to "Groundbreaking Imminent" based on the just published FAA schedule showing construction starting on Sep. 25, 2015.

On 09-08-15 I added proposed 70 story and 60 story Pacific Plaza residential towers by Sarimsakci Development to the "Planned" towers list as I had inadvertantly omitted them previously.

On 09-08-15 I added a new ~16 story office tower recently announced for the Dallas Design District (1640 Edison) to the "Planned" towers.

On 09-10-15 I added a new 39 story mixed use tower recently announced for the corner of Field Street and Woodall Rodgers Expressway (South Asian Museum tower), to the "Planned" towers.

On 09-17-15 the 25 story Skyhouse Victory Place residential tower was moved from "Groundbreaking Imminent" to "Under Construction" with that project now starting construction.

On 09-27-15 the 23 story "2921 Lemmon Ave." mixed use tower (hotel and residential) was added to the "Planned" towers list with permits having been filed with the City of Dallas for the tower's construction.

On 10-20-15 I added the 12 story 1920 McKinney office tower to the "Under Construction" list as it had been erroneously omitted.

On 10-21-15 I added an approximately 15 story mixed use tower, "Union Bankers Life" in Deep Ellum, to the "Planned" towers list.

On 12-11-15 the 23 story "M" Line Streetlights residential tower was moved from "Planned" to "Under Construction", the twin 17 story residential towers, The Case Building, was moved from "Planned" to "Under Construction", the "Pearl", a 14 story residential tower, was added to "Planned" and the 8 story Gables/Whole Foods residential tower was added to "Under Construction" as it had been previously omitted.

On 12-16-15 the 25 story 1900 Pearl ("Symphony" Arts District office tower) was moved from "Groundbreakings Imminent" to "Under Construction" and the 17 story Virgin Hotel was moved from "Planned" to "Groundbreakings Imminent".

On 12-30-15 the 20 story "Ltd Edition 2505" residential tower was moved from "Planned" to "Groundbreakings Imminent" with the recent ground work occurring at the construction site (construction fence has gone up) and an approximate 20 story office tower was added to "Planned" for the Trinity Groves District.

On 01-12-16 the 24 story "Cinepolis" tower was moved from "Groundbreakings Imminent" to "Under Construction" with the construction fence up and bulldozers clearing the land.

On 01-13-16 the 25 story "Commune & Ilume" mixed use tower (residential & hotel) was added to "Planned".

On 01-15-16 the 34 story Residences at Park District residential tower and its companion 20 story Park District office tower were moved from "Groundbreakings Imminent" to "Under Construction" with the project's formal ground breaking occurring today.

On 02-10-16 added a new ~25 story Perot office tower located at Cedar Springs & Dickson to "Groundbreakings Imminent" with a planned start in Sep. 2016.

On 02-19-16 added "Alexan Katy Trail", a 15 story residential tower, to "Groundbreakings Imminent".

On 02-26-16 added a 42 story mixed use tower planned for next to Dallas City Hall by Sarimsacki Development to "Planned".

On 02-27-16 added a 16 story office tower, 3015 Cedar Springs, to "Planned".

On 03-15-16 added a 22 story residential tower by Greenway Investments located at Cedar Springs and Fairmount to "Planned".

On 03-19-16 added the 23 story and 9 story CityPlace mixed use towers (23 story residential & 9 story hotel), located at Blackburn and Central Expwy, to "Under Construction".

On 03-22-16 moved the twin towers for the Union Dallas development from "Groundbreakings Imminent" to "Under Construction" with site work now underway for the project.

On 04-07-16 added to "Planned" twin 20 story mixed use towers by Greenway/Cedar Springs L.P. located at 2808 Fairmount and a 20 story residential tower by Fairfield Residential located at Hi Line & Turtle Creek.

On 04-13-16 added to "Planned" a 22 story residential tower by Crescent Communities located at 2007 Randall Street.

On 05-16-16 added to "Planned" a 13 story residential tower by Greystar in the City Lights project on Live Oak Street.

On 06-06-16 added to "Planned" a 40 story residential tower by Amli Residential at Field Street and Munger Avenue.

As of 06-06-16, the count of new towers "Under Construction" in Downtown Dallas remains at 28, the count of towers with "Groundbreakings Imminent" remains at 8, and the count of towers "Planned" increases from 44 to 45.

Downtown Dallas to become home to Texas' tallest supertalls?

http://i628.photobucket.com/albums/u...terplan_1_.jpg

http://i628.photobucket.com/albums/u...terplan_2_.jpg

The Dallas Metropolis website is atwitter with excitement as more details emerge on Harwood International's recently unveiled Harwood Forum complex development. More specifically the tall twin towers joined by a skybridge.

Harwood published on 08-26-15 the height for its twin towers at 1080 feet.

Texas' current tallest supertall is 1002' at 75 stories. Using the number of floors in the 1002' tall structure that would make Harwood Forum's towers 80-81 stories tall.

Yehaw! We'll all be watching this one with great excitement!

It's still early, but it seems like Harwood is serious about doing this!

Harwood International has provided information concerning their planned development known as "Harwood Forum" that the renderings represent.

The image I've posted below is of a large billboard that Harwood erected across from Cirque last summer that prominently announces "Harwood Forum" and that it is 3 million square feet of "build to suit residential, office, hotel, and retail".

And as we now know, Harwood Forum's location is literally across from Cirque and extends southward a block or two toward Woodall Rodgers Expressway.

At the time the billboard appeared in summer 2014 no one really understood what it meant. A poster on Dallas Metropolis very recently found the Harwood Forum renderings online and published them on the Dallas Metropolis site.

Then two days ago Harwood International filed formal notice with the FAA of the height of the two large twin towers as being 1,080 feet which further validates the billboard's announcement of a year ago. FAA formal filing link is provided in the post immediately above.

The dots have now connected and it is an incredible development that is on the near horizon and is apparently very serious. The Harwood Forum development will forever change not only the Downtown Dallas skyline but the urban fabric of the city.

Couple that with the fact that at this very moment 14 towers are under construction in the Downtown Dallas core, 8 more towers have groundbreakings that are imminent and another 34 towers are planned (of which Harwood Forum is included in that count). That list of the 56 towers appears above as well.

Absolutely stunning levels of development are occurring in Downtown Dallas and the central core. Dallas seems poised to literally soar.
